Property Tax Mitigation: We have years experience with thousands of property tax returns and appeals. In the current environment, if you fail to protest your assessment level, you are throwing money away. The volume of vacant developed lot appeals we handle in the Atlanta area gives us the critical mass of work to allow us to research virtually every lot transaction in most counties. We have a strong record of winning substantial reductions on the valuations of residential lots.
Steve Goodsell directs the Development Services Division. Goodsell has managed the development of over 30 subdivisions since 1984. Services are available on a fee basis. Each project is priced individually depending upon the circumstances and services required. References available upon request.

Subdivision Maintenance:
We can cost-effectively keep lots maintained to the extent that is appropriate for each neighborhood. On-line maintenance schedules with before and after work images are available to allow effective management of levels of service and maintenance expenses.
Development Completion:
We can estimate subdivision completion costs for budgeting purposes and finish a partially completed development or bring it to a stage that is best suited for holding or marketing. We have decades of experience solving development problems.
Soil Erosion Control: We have state certified personnel on staff that can assess needs and manage the subcontractors needed to keep you in compliance with the law. Fines for failure to comply with the NPDES regulations can be steep. State law requires financial institutions to file as the primary NPDES permit holder within 30 days of a foreclosure.
Home Owners Association Issues: We can manage the repair of damaged and neglected association properties and establish management that will protect values and make the asset more marketable.
Brokerage Services: ORE Connections works jointly with S. A. Goodsell Development Co. sharing information and resources to provide brokerage services that specialize in lot sales in the Atlanta market. ORE Connection's principals have over 40 years combined experience selling subdivisions, lots and land in north Georgia.
